Remember, almost nine out of ten buyers use a buyer agent to buy, and buyer agents use the MLS. Agents from all the large and most small real estate companies have sold our listings. If the seller accepts an offer from a buyer involved with an agent, the seller will pay a 2.5-3% commission at closing. If the seller accepts an offer from a buyer not involved with an agent, there is no commission paid at closing. The buyer agent is motivated because they earn the same commission they would earn if they sell other MLS listed properties. So a seller either saves half or all (minus the flat fee listing price) of the traditional 2.5-3 commission!
